Welcome to the access statements for Cherry Blossom Cottage and Cherry Clough Farmhouse Accommodation. ACCESS STATEMENT FOR CHERRY BLOSSOM COTTAGE Introduction Cherry Blossom Cottage is an early-mid 19th century barn conversion on two stories. The cottage was fully renovated in 2007. The Lounge, Kitchen and porch/utility room are on the ground floor of the cottage. Two bedrooms and a bathroom are on the first floor. Pre Arrival Access statement is available in print by request and is published on our website – www.cherryclough.co.uk Bookings can be made by website, telephone or e-mail Nearest train station is in Newhey (which is situated on the Rochdale to Manchester route) approx 5 mins away by car. Local taxi firms available on request. The nearest shopping amenities are 15 mins away by car in Shaw where you will find Butchers, Grocers, Chemist, Post Office Banks and lots of smaller shops as well as larger stores such as Asda, Boots and Iceland. Parking The car parking area is in front of Cherry Blossom Cottage approx 5 metres off the front door. There is an outside light with motion sensor. There is ample parking for 4 cars. The surface of the car park is tarmac and the short distance to the Cottage is level with the flagged area leading to the door. Main Entrance & Reception Main door has small threshold, leads into porch/utility, another door on the left into the kitchen and dining area. The door is hinged to the rightt, the height to the door lock is 1.1 metres and the width of the door is 82cm The farmhouse is located at the other end of the building to Cherry Blossom Cottage therefore we are always on site to greet you, this is situated approx 5 metres from the parking area. Public Areas - General (Internal) All rooms are well lit. Light switches are all high level and sockets low-level. All rooms carpeted except bathrooms, kitchen and utility room. The cottage is fully double glazed. There is oil fired central heating system with room and radiator thermostats. All doors are standard 675 or 750mm (2'3" or 2'6").
Public Areas - Living Room The living room has a wood burning stove and seating for 6 on sofas. There is a TV with Digital Freeview, a DVD player and stereo system.
All rooms are spacious, comfortable and maintained at a high standard.
Kitchen Large kitchen with slate effect floor. Drainer sink, electric cooker, microwave, fridge with ice box and dishwasher. Electric hobs with extract hood. Standard worktop height 900mm. Lots of storage. Crockery in cupboards in the centre workstation, cutlery in drawers, pans etc. in lower cupboards. The dining area has a rectangular table with 6 chairs all around. The staircase to the first floor leads off the kitchen. Height of each stair is 20cm and depth of 24cm .There are 11 steps to the landing, there are no further steps to the bedrooms or bathroom. The width of the stairway is 76cm with the handrail to the right Door to utility room. Door to small level outside patio. Patio may also be accessed via the driveway,
Laundry The porch/utility room has a fitted washing machine and the washing basket, airer, peg bag, iron and ironing board are stored in the storage cupboard under the stairs on the ground floor.
Bedrooms The two bedrooms are on the first floor, 1 double and one with three single beds. All beds are standard height. Non-feather duvets and pillows are provided, with cotton linen. All bedrooms are well lit with additional bedside lamps supplied. High level light switches. None have wheelchair access. All bedrooms have chests of drawers, bedside cabinets and a wardrobe. Bathroom The main bathroom on the first floor has a toilet, sink, bath and separate shower cubicle. Toilets are standard height and all taps are lever type. Grounds and Gardens Large enclosed and level gardens at the front of the cottage with a small private patio BBQ area to the rear of the cottage. Lawn to front and access to car park and driveway. Children’s swings. Additional Patio furniture and BBQ available on request.

The property was fully renovated in 2007 and enjoys an open aspect overlooking the Saddleworth countryside. The bed & Breakfast is separate to the owner’s home and has its own entrance. The Breakfast room and one ensuite bedroom are on ground level. Two bedrooms each with ensuite shower rooms are on the first floor. The farmhouse is located adjacent to the Bed & Breakfast therefore we are always on site to greet you, this is situated approx 5 metres from the parking area. The property is fully double glazed. There is oil fired under floor heating system with bedroom and bathroom thermostats. Emergency lighting is fitted as well as heat and smoke sensors.The stairs have a split level landing and are fitted with a hand rail. Public Areas - Breakfast Room The breakfast room has a sofa and four tables which more than adequately meet the seating requirements for guests. There is wheelchair access space in the breakfast room. All rooms are spacious, comfortable and maintained at a high standard. Bedrooms Two bedrooms are on the first floor, Both can be either double or twin due to being equipped with super kingsize zip link beds. All beds are standard height. Non-feather duvets and pillows are provided, with 100% cotton linen. All bedrooms are well lit with additional bedside lamps supplied. Digital TV in each room. High level light switches. All bedrooms have a desk/dressing table, bedside cabinets and a wardrobe. All bedrooms have opening windows. Beverage facilities in all rooms. The downstairs bedroom is as above but at ground level to assist less able guests. There is wheelchair turning space in the bedroom and ensuite bathroom. Bathrooms The ensuite bathrooms are equipped with a toilet, sink, separate shower cubicle, mirror and shelf. Toilets are standard height and all taps are lever type. Bathrooms have tiled floors and tiled walls. There is a heated towel rail in each bathroom. All towels are supplied. Grounds and Gardens Large enclosed and level gardens at the front of the property with children’s swings. Garden furniture and picnic bench for guest’s use.
